Buying cash only then getting a mortgage after?

Buying cash only then getting a mortgage after? Cash only offers can save 12%. I could probably free up the liquidity via margin loans for a few weeks, or simply selling stock. would it make sense to do this than “refinance” - not sure what it’s called in this case - after the fact? Seems like it makes sense if you can make it work. What pitfalls am I missing?
